New Construction Build FAQs
How much does it cost to build a custom home in Vancouver?
Every build has its own scope, materials, lot conditions, and permitting requirements, so a real number only comes after we understand what you are building and where. We do not publish ranges because the variables are too wide to be useful. After an initial conversation about your project, we provide a detailed cost breakdown you can actually rely on. You can contact us for a proper quote.
What does the home building process actually look like?
A custom build moves through five phases: design and feasibility, permits and approvals, site work and foundation, structure and mechanicals, then finishing and final inspection. Each phase has named deliverables, named trades, and named decisions. We coordinate the sequence so trades arrive ready, inspections pass on the first attempt, and decisions are made before they become bottlenecks.
How much does it cost to build a laneway house in Vancouver?
Laneway home pricing is sensitive to too many factors to quote without seeing the project: lot conditions, setbacks, building height, finish level, and the specific permitting path your property qualifies for. We do not3 publish ranges that may not apply to your build, because setting the wrong expectation up front is worse than no expectation at all. Reach out and we will provide a quote built around your actual lot and scope.
Do you help with permits and inspections?
Yes. We coordinate the build steps that require permits and inspections and ensure the right documentation is in place as your project progresses.
What's included in a custom home build quote?
Our build quote covers everything from design coordination to final clean — site prep, foundation, framing, mechanicals, finish trades, permits, project management, and inspection coordination. There are no hidden line items added during construction. If a scope change happens, it is approved and priced in writing before the trades touch it.
What are the most common mistakes people make when building a custom home?
The three biggest are choosing a builder who underbids to win the job, leaving design decisions unmade until the trades are already on site, and treating the schedule as a guideline instead of a commitment. We address all three the same way: a transparent fixed-scope contract, every decision sequenced before the build begins, and a written schedule we hold ourselves to.
What should we prepare before the first meeting?
Bring your must-haves, inspiration photos, rough budget range, ideal timeline, and any property details you have (address, lot plan, drawings if available).
